If I could rate this complex 0 stars I would. By far the worst place I've ever lived. First off, the first apartment I lived in there was not ready for move in day and I had to sit in my car for 3 hours so they could finish painting. Then we had a crazy bug problem. Bugs filled all of our cabinets in the kitchen and the dish washer. We had to complain multiple times to get them to do something about it. I decided to love there a second year but moved to a different apartment (terrible idea). My roommate and I went to the office and signed up for an UNFURNISHED apartment and told them we wanted to move in as is. Well a couple of weeks before move in Aspen called me and wanted to confirm that I wanted a FURNISHED apartment and would not be moving in as is. Complete opposite of what I signed for. They told me that they couldn't change it to non furnished but could let us move in as is. A day before move in they called again to confirm that we didn't want to move in as is. I was like no I've told y'all multiple times that we DO want to move in as is. So they said ok you can do that. Move in day we get our key and open the door to a completely trashed apartment. There was raw meat on the counters and cat litter everywhere. They ended up being 30 trash bags of trash taken out of our apartment. The office had told me when I was signing up for as is that if the apartment was not ready for move in that they would clean it up for us. That was not the case apparently. And a worker even admitted to me that they had forgotten to do our walk through and that's why it was so trashed and they didn't know it was in that condition. I ended up having to spend $900 getting the house cleaned and also more money was spent getting out carpet cleaned. The office is so scatterbrained and tells everyone completely different things. They refused to give me a new gate key even though mine wouldn't work for the gate closest to my house. This place needs to get it together or no one is going to want to live there.
Update: I was charged $75 after I moved out bc a piece of our washing machine was missing and my bathroom was dirty??? My roommate and I had no reason to mess with the parts of the washing machine so we definitely didn't take one. And they charged $65 in cleaning fees bc there was a ring in my toilet but the toilets there suck and if you don't clean it every 2 days you're gonna get a ring. So hi Aspen Heights! I cleaned my toilet but y'all waited to long to do the walk through so yes there was a ring. There was probably a ring in every single toilet. Also the main guy lied to my mom saying he personally did the walk through and my house was fine before we moved in. He literally told me they forget and I have pictures to prove how bad it was. I have a video of how bad it really was but cannot attach it but trust me it was bad. Can I give them negative stars?
Aspen Heights is a typical community in which their business model is to find ways to gouge and fee college students and the parents of out of town students. From the $40.00 late fee on the 4th of the month, which by the way if it falls on a weekend does not forward to the following Monday, while I'm not even sure that's legal, I don't have the energy or time to find out.
Then a $20.00 service charge to pay online with a valid credit card. Now I'm not the sharpest tool in the shed, but it would seem to me that paying online in 2017 is the preferred, most convenient method of collection to the collector not the payee. So a $20.00 convenience fee seems to be yet another gouge of out of town parents.
And when move out time comes up. Be prepared for the "estimated" power bill. In the world
I live in, we pay power on actual usage, not estimated usage by some random situation. Again,
appears to be a gouge to those that will simply not be there anymore.
Yes, the units are nice. But a nice place in Auburn, Alabama is not that difficult to find. What
seems to be the issue is not whether the places are nice, but in this case whether the landlord is nice and understanding that they are renting to college students with, for the most part, out of town parents.
I'm not going to hassle them over the excessive "fees". What I am going to do is save other
students and parents. To that, I hope that this review helps.

The community itself is pretty nice with all it offers. Maintenance guys are one of the best features. Super nice guys who are always on top of their game, always come in crazy fast time. If I could get them a rating alone I'd give them 6 stars.
I made the total 3 stars because of the way the leasing works. You can get charged crazy amounts for little things such as being late on the lease. I had to pay a $50 cleaning fee and the place looked like it was barely even scanned over. Charges are thrown all over the place when transferring leases. A mere $250 just to give your lease to another person. You've got to have true luck in order to find another person to give it to because if you don't then there's no way out, stuck paying for it for an entire year. Beware of this place. I really liked Aspen Heights, a lot. My daughter attends Auburn and lives there. I felt my daughter was safe and the administration was attentive. But today that has all changed. My daughter called us in a panic. A notice came out that they were installing cameras in all the units so that "parent's could check in on their kids". This was posted on their Facebook page and we received an official email notifying us of the coming cameras. It was presented as a fact and something "bold". For a few hours this caused many frantic calls from my daughter who shares her residence with two other young ladies. The thought of strangers leering at her was cruel. Then they said it was all an April Fools joke and no big deal. Just brushed it off like it was nothing. I'm not amused. Beware of this place.

Aspen Heights Auburn is an extremely poorly run complex. Their staff makes up policies on a whim and then changes them to fit their needs. They don't care about tenants issues no matter how severe. They constantly break parts of the lease agreement yet claim it is the fault of the tenant. They're rude and disrespectful. Corporate offices seem to care very little about what goes on in these separate locations.

Loved my time at Aspen! The staff was awesome, always quick and courteous. The amenities are beautiful and well maintained. The furniture rented was attractive and held up nicely. When I lived there the Tiger Transit stop was perfect because it only stopped at Aspen and Creekside cutting down the trip to a max of 20 minutes, I never felt the need to pay for a parking pass. I'd highly recommend Aspen Heights Auburn for any Auburn student looking for off-campus housing.

I have enjoyed living here since my freshman year! I am now wrapping up my senior year and I have to say that Aspen Heights has contributed a lot to my amazing college career. The staff is very attentive to any maintenance needs and they are all very sweet people. The staff does sweet things like give us treats for Halloween and to start off any new semester. I would highly recommend anyone living here as an Auburn student.

I've only been in Aspen Heights Auburn for two weeks and my place has already been broken into due to the lack of safety precautions. My back window doesn't lock and our alarm system is just a "scare tactic", meaning it doesn't contact anyone if our alarm goes off. Management never showed any compassion to my situation. And we had to ask several times for our problems to be fixed. Aspen Heights is by far the worst place to live in Auburn. And if you live there now, do not go to John Marc about your problems. He could really care less.

this place is by the far the WORST for its customer service... I checked with the office about what my rent cost was and they have since changed their mind and told me my rent went up $40...? how? and they do not answer emails. every person who works there will tell you a different story every time you go into to get something resolved. My rent was set on auto-pay and somehow it got taken off auto-pay and no one alerted me and i was still expecting to be late fees? The people working here are morons and have no clue how to run a business... when you go into the office no one can give you definite answer so they take your name and number tell you someone will call... no one will.

Apathetic, incompetent from the top down. You may need to take out a loan for your "damages" when you move out.
I had a decent room mate who sublet to another guy. This other guy never paid for the power or other bills, which is not the fault of AH. He did, however, bring in a dog that I was allergic to. This dog was not house broken and kept peeing on everything. It became an even bigger problem when he just didn't pay the $500 deposit for pets. I informed management that, hey, this dude won't pay bills and is breaking the lease contract please do something, since the only thing I hate more than my terrible allergies is having to pay bills for some rich brat. After hearing about the situation, they just said they were sorry. That's it. I understand if they won't help me, but they wouldn't even do something to get their $500 he owed them. Lazy.
another issue you will find is the lack of towing. Sure, it sounds fun at first, but wait until you get home from work and have to walk across the property because someone is having a party.
Move out charges. Be prepared to give up at least one month's rent for these. The lease states that you are responsible, for example, for carpet damage beyond normal wear and tear. Mine was professionally cleaned, looked great, and smelled great. A month later I got a bill for replacing the carpet in the entire house. My security deposit would not cover that. Also, I paid a pet deposit of my own, $250 of which was supposed to be used, I was told, for hypoallergenic cleaning of the carpet. This amount was not applied to the replacement of the carpet. Am I to believe that they actually cleaned the old carpet before installing a new one? That's ridiculous. They are just taking your money. I've spoken with several other residents who have gone through the exact same thing.
I would like to dispute this whole thing in court, but alas, I've spent all my money on a rich republican bible thumper's bills and a new carpet that no one actually needed.
It's sad, because the year they opened I really enjoyed it, and the manager Jason made every effort to make that place run smoothly. Now it just sucks.
