Aspen Heights advertises themselves as a luxury option for student living. I am by no means a picky person, but I am wholly unsatisfied with my experience at Aspen Heights so far.
Do they have friendly staff? Yes. Is that nice? Yes. Does it make up for the shoddy construction and false marketing? Not even close.
I honestly don't even know where to start with the things wrong with our brand new unit.
-Our concrete floor downstairs is poorly stained and is chipping in places where nothing was dropped or even ever sitting on it. Normal wear on a floor should not be chipping up concrete
-Before we called to complain, you could see daylight around our exterior doors. Try heating a house in the plains of Oklahoma when the wind can blow straight through your house.
-As it got colder out, overnight our heater was staying on for about 25 minutes at a time, kicking off for only 6 minutes, and then coming back on. This was while no one was coming or going from the house for 8 hours at a time and the heat was set on 65.
-When we opened the doors under our kitchen sink one day, we could hear/feel the cold wind blowing in from around the pipe. That means there was absolutely no insulation behind out sink. When it gets below 0 out, that is not even remotely acceptable.
-Our houses were thrown together in such a hurry that there are a multitude of paint stains on our brand new carpet, the stickers were still on all of our toilets and both bathtubs, there was paint dribbled down a couple of the mirrors and splattered on light fixtures, we had workers in our house every day or two for about the first month we lived here working on the cable and WiFi among other things, both bedrooms were keyed with the same lock, but we were given different keys when we moved in (so only one worked) ...the list goes on.
-The house has been built for well under a year. and there is already extensive cracking around some of the windows and around the bathtubs.
-I have had to file countless maintenance requests and sent a letter to the location manager. Some of my requests have been ignored, others were sloppily fixed to an unacceptable standard.
No matter how friendly the staff is when we have to make complaints, it is unacceptable that we have to make so many. I would trade friendly service for quality housing in a heartbeat.
I sometimes get "we are serving free pancakes at the clubhouse!" texts. You know what I want more than pancakes? A warm house and fulfilled promises.

My daughter lives there. I would not no even where to begin. They simply don't care...after you sign the lease. I will be so glad when she is gone from that no good, horrible poorly managed place. Please heed my warning! Run do not walk from this place.

this is one of the worst places to live in town, trust me. not only does management have zero accountability or communication skills, but the property is not as advertised. it is run down with yards that are hardly mowed, the landscaping is horrible and the "amenities" like the gym and pool were closed for a substantially long period of time. we also dealt with ant infestations despite our daily cleanings, which the management did NOTHING about. this place is ran poorly and it's reflected within the shape of the property. do not waste your money here.

We are currently in the process of updating many features of the property to provide the best experience for our residents, and unfortunately this has caused the clubhouse and pool to be closed for a period of time. We plan to have the clubhouse reopened for residents in October! We understand your concerns regarding the landscaping and since you have moved out we have hired a new landscaping company. We reviewed your account and could not locate a work order regarding pests or ants. We do require that all issues be put in the system so we can address them properly. I haven't any idea where to start?
One thing I can say is "don't judge a book by its cover" because while the outside is a facade, inside of the book is very poorly managed and almost in a slumlord position!
It was not cleaned properly or maybe even at all when my daughter and her roommate moved in. The carpets are disgusting. The garbage disposal did not work. The lock on the front door and rear door wouldn't open properly which caused them to be locked out while moving in. There has been broken glass window for four months and no replacement. The utility bills are asinine. And the ability to keep the grounds clean around the parking lot is just a joke. Terrible place to live. Would never recommend anyone live here. Management is terrible. The houses are poorly built and half of the appliances do not work or are falling apart. Please live anywhere else

DO NOT SIGN A LEASE HERE!!!! If I could give aspen heights 0 stars then I would! This management steals, lies, and takes advantage of college students. Half of the amenities that they claim they have don't even work. They claim to be the best but they are in fact the worst. They are rude, unhelpful and their units are disgusting but will try their best to charge you a hefty bill when you move out even though the damage was there before you moved in. If something breaks down in your house forget that 24 hour maintenance crew your on your own for a couple weeks with it broken. They don't respond to emails and when you complain all they say is well that's unfortunate. Save your money you are better off anywhere else in Stillwater.

I've only lived here for about 2 weeks and I am already having problems. Sure, normally you don't expect everything to be perfect when you're moving in somewhere new. However, since I have been here I have about 10 things that need to be fixed and not one person has tried to help me despite me calling repeatedly to get help. When you call they send you to voicemail and don't get back to you. Also when I called to try to move in a day early, I was told I couldn't because they needed to "make sure everything was clean and ready for move in". When I moved in, it was disgusting and I had to clean everything myself. I'm already getting fed up with this place and I just moved in.

My son and three roommates have lived there for about 10 months. The latest thing was the AC unit was not working and repair guys were sent out multiple times. Turns out the heat and AC was running continually. So then we get a utility bill for over $1200.00.
The other thing is they make you pay for 12 months of rent even though you only get to stay there 11 months. On top of all that the boys thought it was way too far from the college and was not that great of place to live. Because utilities are billed in arrears, we have to estimate usage for June and July in order to allow you time to pay the balance before your account is closed on July 31. The bill you mention here covers May, June, and July usage. Our 12 month leases run alongside the academic year, from August to the following July. Where to start? First off the exterior looks great and you get a lot for your money. However the utilities here are a complete JOKE! There is no insulation in the homes so your bill is easily $200+. You call to ask about this and all you get is well this and well that. Call the utility company and all they do is blame shoddy construction. The place is a dump when the students are here and since it's college kids running the place they don't care! There is a gate but it doesn't matter as all you have to do is wait until a resident leaves and in comes the caravan. Young drivers will go 45/55 mph through the lots with their music thumping at all hours. You complain and all you get is "sorry." The only thing this place cares about is if you're paying them on time. They could care less if it's safe, secure or even working correctly. Just pay your rent and shut up should be their advertisement. I'm sad I renewed now especially with summer heat coming. I imagine my bill will be sky high and yet Aspen will shrug and make sure you paid them! Don't live here there are cheaper better options

Do not live here. Aspen Heights does not care about your safety, financially and physically speaking. I had an awful roommate experience (which yes, can happen anywhere), but while I had expressed genuine fear for me & my pet's physical safety, Aspen made me wait over a month to move to a different unit even though they had empty rooms that were ready to be moved into. They used the excuse "well we have to make sure the room is ready" ...BS. My room was filthy when I moved in. Even after a police report was filed against my old roommates, Aspen did nothing to help. They are not your friends. They are scammers and as long as they're getting your money, they do not care about your safety.
Not only that, but they will find any reason to charge you for quite literally anything. They charged me a $250 unit transfer fee when moving to a different unit. Save yourself some money and don't move here, especially if you want to feel safe.Helpful 0Thanks 0Love this 0Oh no 0
